We are thrilled to act as your caretakers at White Main Beach.

Please find below an overview of Caretaker Responsibilities to familiarise yourself with.

As you settle into your new homes, we are also settling into our new business.

During this period, we greatly appreciate your patience and understanding with response times to enquiries / questions as we may also be unsure and need to liaise accordingly with contractors, agents, builders or even the McNab development team to get you the answer.

Please be assured we are not ignoring you. Typical response time would be 24 hours for an email received but in the first month please allow 48 hours as we may be working on getting you the accurate response.

Caretaker's Responsibilities at White

General Building and Common Area Maintenance: Our caretaker diligently maintains the building and common areas, including gardening, cleaning, and basic repairs/maintenance, waste management. These tasks are specified in the Caretaking and Letting Agreement.

Emergencies: Our caretaker is trained to respond promptly to urgent situations and attend to building emergencies, prioritizing the safety and well-being of our residents.

Fire Safety: Our caretaker plays a crucial role in ensuring fire safety compliance within the building. They notify all occupants of fire safety requirements, monitor the Body Corporate's adherence to fire safety laws, address minor breaches of these laws, and promptly notify the Body Corporate of any non-compliance.

Day-to-Day Administrative Tasks: The caretaker efficiently handles the day-to-day administrative tasks associated with the building. This includes managing records, knowledge of scheme, coordinating with residents, and handling necessary paperwork and documentation including budgets and reporting. Cleaning & upkeep of communal areas including but not limited to pool & gymnasium.

Supervision of Trades and Contractors: Our caretaker oversees approved trades, service contractors, and suppliers engaged in repairs, maintenance, and capital works. They ensure that all work is carried out according to the Body Corporate's guidelines and standards.

Compliance Monitoring: While on-site, the caretaker diligently monitors compliance with White By-Laws. Any serious or persistent breaches are promptly reported to the Committee, which is responsible for enforcing the by-laws.

Management of Bookings for Common Areas: Additionally, our caretaker is responsible for managing bookings for common areas, such as the Teppanyaki area and meeting room. They assist residents in scheduling and coordinating the use of these spaces, ensuring a smooth and organized process for all residents' convenience.

Please note that any common area maintenance works not specified in the Caretaking and Letting Agreement are the responsibility of the Body Corporate. Approval for such works can be obtained through a Committee decision or by the owners at a general meeting. The Committee can approve expenses within their spending limit, provided there is a provision in the budget for the expense.

Building Management: How does it work?

All Building Lot Owners

Participates by voting at scheduled Body Corporate meetings.

Lot occupants are required to comply with By-Laws.

Body Corporate

Legal entity by which building common areas are managed by all Lot owners.

Determines and enforces By-Laws which are the building regulations that cover matters such as noise, parking, use of the common areas, pets etc.

StrataCare - Management Company

Administrative Entity for the Body Corporate

  • Assists the Body Corporate committee.

  • Carries out duties as per the written agreement

  • Manages the Admin and Sinking Funds to ensure compliance;

  • Coordinates meetings.

  • Responds to reports of breaches to the By-Laws – coordinates with the committee and McNab as needed.

  • The Body Corporate Manager is a non-voting committee member.

  • Are bound by a code of conduct.

Voted on yearly at the Annual General Meeting

When a building is first established, McNab Developments acts as the Body Corporate temporarily until the first Committee can be elected, usually a few months post settlement.

Body Corporate Committee

A Group of owners elected to represent the building community with the responsibility of day-to-day decision making of the Body Corporate

  • Makes decisions on behalf of the Body Corporate.

  • Administration and day to day running of the Body Corporate.

  • Putting lawful decisions of the Body Corporate into place.

  • Enforces the body corporate By-Laws, which cover various aspects such as parking, noise, use of common areas, and changes to the external appearance of the building. View here.

Caretaking and Letting Agreement

Caretakers

Facilitates the ongoing maintenance of common areas under the terms of the Caretaking and Letting Agreement

  • Supplies services that benefit common property as per the caretaking and letting agreement.

  • Within agreement is a schedule of the specified duties for the caretaking team.

  • Sources quotes and arranges contracts on behalf of the Body Corporate.

  • The caretaker is a non-voting committee member.

  • Bound by a code of conduct.

  • All caretaking enquiries to be directed to the office team who will facilitate the request / query.

  • Caretaker is contracted to service common areas only (does not attend to any issues within apartments).

Meet Stratacare, the strata management company for White Main Beach

Stratcare’s website contains a dedicated Forms page, allowing you to easily submit a variety of requests

Upon settlement, Stratacare will send you a welcome letter and login details to the Stratacare App inviting you to download and join the community. The App will allow you to view your personal lot and levy information, body corporate meeting minutes and agendas, approved invoices, insurance information and site contacts. The app also contains links to important forms like pet applications, mechanisms for logging maintenance requests and the includes the ability to receive notices and correspondence.
